Every WESP house comes with the bills built into the rent. That means no accounts to set up in your name, no meter readings, no bill landing in February that nobody budgeted for, and no chasing the housemate who has not paid their share. One payment, and the house runs.
What is in your rent
The fair use allowance
Energy is the one part of an all inclusive rent that nobody can promise is limitless, so we are straight about it: gas and electricity are included up to a fair use allowance of £16 per person per week. In practice most houses live comfortably inside it but it is there to encourage everyone to be mindful of energy usage.
If you want the detail of how the allowance is calculated and reconciled for your house, ask the office and we will talk you through it before you sign anything.
Two things to check yourself
The possessions insurance that comes with the house is a generous policy designed for students. As with all insurance policies, read it carefully to make sure it actually covers what you intend to take with you. If you require additional cover for a bike or instrument, for example, you can contact the insurer to top-up the policy.
The TV licence covers the lounge. If you watch live television or use iPlayer on your own device in your own room, check where you stand with tvlicensing.co.uk.
The holding deposit
Every booking is accompanied by a £70 holding deposit. It is not a fee: it is applied as an advance rent payment when you sign the tenancy agreement, so it comes off what you owe. It is non-returnable if you do not go ahead with the tenancy agreement or provide misleading information.
Council tax
Full time students are exempt from council tax. Our team will apply to the council for this exemption on your behalf.
If you leave your course during the tenancy, become part-time, move between undergraduate and post graduate courses or move between educational establishments you will be required to pay council tax. It is important to tell our office as soon as any change occurs, to avoid a penalty from the council.
