Every one of our houses is inspected and tested regularly, to meet the regulations and to make the house a comfortable and safe place to live. None of this is optional or occasional, and none of it is something you have to chase us for.

What gets checked

Gas safety certificateInspected each year by a qualified engineer. The most recent certificate is posted on the house noticeboard.
Electrical reportA domestic electrical installation condition report on every house.
Fire safety assessmentCarried out on every house alongside the other checks.
Legionella assessmentThe water system is assessed too, which most tenants never think to ask about.
Smoke alarmsFitted in every bedroom and in the communal areas, not just the hallway.
Carbon monoxide alarmFitted in every house, for the gas you cannot smell.
GETTING OUT

Locks you do not need a key to open

Personal safety is supported with modern door locks that allow key-less exit of bedrooms and external doors, so in a fire nobody is hunting for a key in the dark to get out of their own house. It is a small piece of hardware and it is the one we would not compromise on.

  • Modern door locks
  • Key-less exit
  • In case of fire
IF SOMETHING IS NOT RIGHT

Tell us, and tell us early

Certificates cover the day of the inspection. What keeps a house safe for the rest of the year is tenants saying something when they notice it, so please do, even if it feels minor.

  • Report repairs through the website, so there is a record of when you told us.
  • Our own maintenance team runs a 24 hour service for urgent repair needs.
  • Never disconnect a smoke alarm. If one keeps going off, ring us and we will sort the cause.
  • If you smell gas, leave the house first and ring the National Gas Emergency Service on 0800 111 999, then tell us.

You can request a repair here, or ring the office on 01522 589970.
