Booking with WESP is straightforward, and it is done face to face at our office on Newland rather than through a portal. Tell us how many people are in your group and we will show you round the houses we have in the West End. Once your group has picked one, we hold it for you while you come in and do the paperwork.
Tell us your group size
Give us a call on 01522 589970 or send us an email with how many of you there are. Group size is the first thing that narrows the list, because our houses run from 2 bedrooms to 10.
Come and see the houses
We will show you round the houses that suit your group. Come together if you can, so that you can discuss your options, select rooms and avoid missing out to another group.
We hold it for 24 hours
When you have found the right house we take it off the market and reserve it for your group for 24 hours. That gives everyone time to gather their ID and think about any questions they may have.
Paperwork at the office
Your group comes in to our office at 12 Newland. We run through a short presentation explaining how our tenancies work, then each of you completes an application and signs a Letter of Intent setting out the key terms.
Holding deposit and ID
Each tenant pays a £70 holding deposit and shows Right to Rent identification, along with proof that you are, or will be, a full time student. That is what holds the house for your group.
Sign the Tenancy Agreement
Within six months of the tenancy start date we will invite you back to the office to sign the Tenancy Agreement itself.
What each of you will be asked to do
Everyone in the group goes through the same six things, and between you it takes about an hour.
- Watch a short presentation explaining our tenancies and the booking procedure.
- Complete an Application Form.
- Sign a Letter of Intent, which sets out the key terms of the tenancy.
- Provide a holding deposit of £70.
- Provide Right to Rent identification.
- Provide proof that you will be a full time student during the tenancy.
One job for someone at home
You will also need a completed Letter of Guarantee with supporting identification. Once you have submitted your Application Form we post the Letter of Guarantee out to the guarantor you have nominated, usually a parent. It is your responsibility to make sure it is completed and returned to us within seven days, so it is worth giving them warning before you come in.
If you are not sure what you are asking of them, our parent’s guide to guarantors explains what signing actually means.
Where a booking can fall down
If any tenant does not satisfy these requirements, West End Student Properties Ltd or the Landlord reserves the right to cancel the booking, and the £70 holding deposit is not refunded. It very rarely comes to that, and when it does it is almost always paperwork arriving late rather than anything else. The simplest way to avoid it is to bring what you need on the day, and to chase your guarantor’s Letter of Guarantee inside the seven days.
